Forest Shores on Lake Norman
           
 
 
  1. Land Use and Building Type:
    a. Single-family residential dwelling;
    b. Only one single-family residential dwelling not exceeding 2 ½ stories in height above the ground;
    c. No mobile home, modular home, shell home or log home may be erected or permitted to remain on any lot;
    d. Private garage (not less than one 2-car capacity; and not exceeding one 3-car capacity or two each having 2-car capacity), outbuildings, fixed piers and floating boat dock facilities incidental to the residential use of the lot are expressly permitted.
  2. Dwelling Size:
    a. Any 1-story not less than 2000 sq.ft. of Heated Living Area for waterfront lots; 1800 for off-water lots;
    b. Any 1-1/2 story not less than 2200 sq.ft. of Heated Living Area for waterfront lots; 2000 for off-water lots;
    c. Any 2+ story not less than 2400 sq.ft. of Heated Living Area for waterfront lots and 2200 sq.ft. for off-water lots; with dwelling having at least 1400 sq.ft. of Heated Living Area on the ground level;
    d. Unfinished basement square footage does not apply toward square footage minimum.
  3. Building Construction and Quality:
    a. No building shall be erected unless it is completely underpinned with solid brick, brick or stone-covered block or stucco foundation;
    b. Roofs (except dormers) of not less than 6 in 12 pitch and not less than 12-inch over-hang;
    c. Exterior of all houses and other structures must be completed within one (1) year after the commencement of construction;
    d. The exterior surface of any building shall not be of asbestos shingle siding, cadding with sawmill strips, aluminum siding, vinyl siding, synthetic stucco, imitation brick or stoneroll siding, exposed concrete or cement blocks or logs (soffits and associated boxing may be clad or vinyl or aluminum material).
  4. Temporary Structures; Structure Materials:
    a. No residence or building of a temporary nature shall be erected or allowed to remain on any lot.
  5. Building Setback lines:
    a. Front setbacks are 30 feet (from roadway); side lot setbacks are 15 feet, and rear setbacks (opposite the access street side) are 30 feet from the property boundary or 50’ from Lake Norman.
    b. Setbacks to be shown on final plat.
  6. Combination or Subdivision of Lots:
    a. No lot shall be subdivided by sale or otherwise as to reduce the lot area shown on map.
  7. Antennas, Satellite Dishes or Discs:
    a. Satellite dishes must be (1) meter or less, and screened from road and lake;
    b. No freestanding radio or television towers or antennas.
  8. Sewage Disposal, Wells and Utilities:
    a. Sewage disposal system shall be approved by Catawba County;
    b. Water will be individual wells and approved by Catawba County;
    c. Electricity will be Duke Power.
  9. Boats, Campers, Trailer, Motor Homes:
    a. Must be kept in an enclosed structure
  10. Architectural Review Committee
    a. Will review all plans and grant final approval. Cost shall be $500 for house plan review.
    b. The following must be paid when construction plans are submitted for review:
    (i) $1000 construction deposit is applicable for all lots.
    (ii) $1000 non-refundable Road Wear fee is applicable only to lots that front on the newly constructed extension of Bass Drive.
  11. Homeowners Association
    a. Proposed annual Association dues are $500 per lot.
    b. $250 Start-up Assessment collected at closing from 1st lot sale.
